Looking for a New Rental Property

If you are interested in viewing any of our properties we ask that you drive past the property in question to see if the area and type of home will suit you. If that is the case please contact us by phone or email to arrange a viewing

Applying to Rent a Property

To apply for a property you will need to complete an application form. You will need a form of photo ID e.g. drivers’ licence, passport or birth certificate, statutory declaration or 18+ card. This information will be used to assess your suitability for the property in question. This process includes current and past rental references from past landlords, credit checks plus an employment check.

Entering into a Tenancy Agreement

Once your application has been approved, we will contact you to discuss your tenancy including the tenancy agreement, bond lodgement form and instructions for payment of the initial move in costs. Upon signing the tenancy agreement you will be required to pay the letting fee, the property will then be confirmed as yours.

Rental Bond

We require 4 weeks bond on all properties

Your rental bond will be lodged with the Department of Building and Housing.

The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in the same condition as when your tenancy began (allowing for fair wear and tear) and there are no other monies outstanding.

Start of Your Tenancy

On the day of your tenancy commencement, keys can be collected from the office at a time arranged with the property manager subject to confirmation that initial monies are paid you can then start moving into your new property.

Entry Inspection

Prior to your tenancy commencing, we will go through and thoroughly record the condition of the property, and take photographs, this will provide an accurate record that can be later referred to should a dispute arise. You will be asked to sign this document and will be given a copy along with your keys. Please review it carefully and go over any documented damages and/or chattels to make sure that they are all correct. If you need to make any additions or amendments please do so with 7 days of the tenancy commencing and give us a copy. This form is used at the end of your tenancy for the bond refund, so it is very important that you take time to ensure that it is correct and you are happy with it.

Routine Property Inspections

Your first inspection will be carried out within two months of you moving in. You will be given at least 48 hours written notice as to when this will take place. You do not have to be present, the inspection takes about 20 minutes and if the inspection is acceptable your next one will be approximately four months later and on four monthly intervals from then on. We take our inspections very seriously and ask that you do as well.

Payment of Rent

When you sign your Tenancy Agreement which is a legal and binding agreement we will explain the terms and conditions of this in accordance with the Residential Tenancy Act

Rent is payable on or before the due date and at all times must be kept one week in advance. Please use the code provided for your tenancy as a reference when making payments so we can correctly allocate your payment.

Failure to pay rent on or before the due date will result in proceedings being taken to terminate your tenancy. We have a zero tolerance policy to rental arrears. If you think a rent payment might be late for any reason please get in touch with us immediately.

Keys

A duplicate key to all properties is retained by our office for emergency access. Should you lose your keys we can have them replaced however the cost would be debited to you.

Locks may only be changed with the permission your property manager or the Landlord, and then on the strict understanding that you supply our office with a spare set of keys. Remember, it is in your best interest to ensure that we have access to your property.

Insurance

We strongly urge tenants to insure their personal property against any loss, damage or theft. The landlord has no obligation to insure your personal belongings. We can help you to arrange insurance if you required, if for example a door is damaged you will be responsible for this as the tenant.

Number of Occupants

Only the people originally included in your application or tenancy agreement are allowed to reside at the property permanently. Anyone staying at the property for a period of 14 days or more must be approved prior by your Property Manager.

Urgent Maintenance

Should the need for urgent repairs arise during working hours, please call our office on Auckland 09 971 0468. If you require urgent repairs or maintenance after hours still call this number, there will be a message on the answer service with the duty Property Manager’s number for you to contact. If for any reason you are unable to reach us, please leave a message. If an emergency callout is made for a NON-essential repair, you will be responsible for the callout fee.

End of Your Tenancy

If you wish to end your tenancy, please notify us by completing a “Notice to Vacate” document. These are held at our office. We will advise how much notice is required to be given by you depending on whether your tenancy is periodic or on a fixed term. In the last 21 days of your tenancy it is likely we will need to show prospective tenants through the property. We would appreciate your cooperation and will check with you to arrange a suitable time beforehand. We will conduct a bond inspection after you have moved out and keys have been returned. Once we are satisfied that all due monies have been paid and that the property is clean, tidy and free from damage we will then organise the refund of your bond.

Check in & out

When you move into the property your Property Manager will have undertaken comprehensive property inspection report and taken multiple photographs to record the state of the property inside and out.

Maintenance Request

Tenants are required to immediately report all maintenance and repair work to us – no matter how small. This can be done by phoning our office and leaving a voicemail for non-urgent or general repair work, or by emailing this through. All non-urgent messages will be responded to within 48 hours.

Who is responsible for what?

As a tenant of the property you are responsible to keep the property in the same or similar condition – less fair wear and tear – as it was offered at the start of your tenancy.
