				<content:encoded><![CDATA[<p>As a tenant of the property you are responsible to keep the property in the same or similar condition &#8211; less fair wear and tear &#8211; as it was offered at the start of your tenancy.</p>
<p>The owner is responsible to make repairs to any building faults, plumbing, electrical, heating and general repairs considered fair wear and tear.</p>
<p>It is the tenant&#8217;s responsibility to replace any blown light globes throughout the property, fuses, cracked or broken windows and screens (unless the incident is reported to police as vandalism), cleaning heat pump filters monthly and maintaining gardens and lawns (it is important to mow, weed and water regularly).</p>

<p>Tenants are required to immediately report all maintenance and repair work to us – no matter how small. This can be done by phoning our office and leaving a voicemail for non-urgent or general repair work, or by emailing this through. All non-urgent messages will be responded to within 48 hours.</p>
<h5>Emergency Repairs</h5>
<p>Emergency items are generally those that could cause injury to the tenant or damage to the property, and may include:</p>
<p>•	Water pipes have broken or burst<br />
•	Blocked or broken toilet (if a second toilet is not available)<br />
•	Serious roof leak or gas leak<br />
•	Dangerous electrical fault, dangerous power point, loose live wire etc;<br />
•	Flooding, rainwater inundation inside the property, or serious flood damage<br />
•	Serious storm, fire or impact damage (i.e. impact by a motor vehicle)<br />
•	Failure or breakdown of the gas, electricity or water supply to the premises<br />
•	Failure or breakdown of an essential service or appliance on the premises for water or cooking<br />
•	Hot water service failure on a weekend, or long weekend (this would not be considered an afterhours emergency if this occurs on a week night)<br />
•	Fault or damage that makes premises unsafe or insecure<br />
•	Fault likely to injure a person, cause damage or extreme inconvenience </p>
<h5>After Hours emergency repairs</h5>
<p>If you wish to report an urgent after hours plumbing, drainage or electrical matter and you are unable to contact your property manager, please call our office number for details of the duty persons contact number<br />
For emergencies call 111.<br />
If work is carried out at the premises by a tradesperson, we request you contact your Property Manager to advise that the work has been completed.<br />
<b>Please Note:</b> If a repair request is reported to our office and it is caused by neglect from you or any other occupant or visitors, you will be responsible for the payment of the account. For example, power failure due to one of your faulty appliances, or a foreign object blocking toilets.</p>

				<content:encoded><![CDATA[<h5>Property Move In</h5>
<p>When you move into the property your Property Manager will have undertaken comprehensive property inspection report and taken multiple photographs to record the state of the property inside and out.</p>
<p>You will be given a copy of this report when you collect your keys from our office on the day your tenancy commences.</p>
<p>This report which is signed by both parties will form part of your residential tenancy agreement. You have 7 days to get back to us in writing if you have any comments or require any changes to be made, otherwise we will assume that you accept this report as being true and accurate.</p>
<p>Upon move in your property manager will give you their contact information and they will be your point of contact for the duration of your tenancy.</p>
<h5>Property Move Out</h5>
<p>When it comes to vacating a property you will be sent or emailed a vacating letter. This letter will outline what is required with regards to rent payments owing to the end of tenancy and also cleaning requirements to ensure that the property is presented back to us in the same condition that it was given to you at the start of your tenancy and to eliminate any confusion over bond refund. Your Property Manager may arrange a pre exit inspection to help the vacating process.</p>
<p>On the last day of your tenancy, please deliver your keys to our office and sign a bond refund form, this will help speed up your bond refund once your property manager has checked over your property.</p>

<p>We complete scheduled inspections of your property/ies to ensure that it/they are being properly cared for.</p>
<ul>
<li>Inspections are carried out quarterly or whatever your preference is.</li>
<li>Once completed you are sent a detailed report outlining the condition of the property and if any maintenance is required.</li>
<li>Inventories are given to the tenant/s at the commencement of the tenancy – should this differ dramatically at the tenancy end (other than general wear and tear) then the tenant must be given the opportunity to repair/have repaired in a “trademan like manner”. If not then our/your contractors are employed and the tenant charged accordingly.</li>
<li>The bond is not refunded until all repairs are completed in a satisfactory manner.</li>
</ul>
<h2>REVIEWS</h2>
<p>We regularly carry out reviews and pass this information onto you.</p>
<ul>
<li>Rent reviews are conducted on a six monthly basis or when a property becomes vacant.</li>
<li>Landlords can only increase rent reasonably each six months.</li>
</ul>
<h2>TENANT SCREENING</h2>
<p>We endeavour to “go the extra mile” for you to provide you with the most reliable tenant we can. We can credit check each tenant with TINZ (an Australasian based credit checking Company). This includes but not limited to Ministry of Justice Tenancy Tribunal orders, Veda Advantage and Ministry of Justice fines. We also reference check the tenant/s previous two landlords where we can.</p>

				<content:encoded><![CDATA[<p><em>We take inspections seriously</em></p>
<p>To care for your investment we follow a systematic inspection programme as outlined below.  Once an inspection has taken place, we will provide you with a detailed report &#8211; also highlighting any maintenance issues that may need attending to. </p>
<h5>Moving-In</h5>
<p>We will conduct a &#8216;Entry&#8217; inspection prior to new tenants occupying your property.  This report will detail the condition of your property and any other relevant information.</p>
<h5>Initial Inspection</h5>
<p>One &#8211; two months into the tenancy, we will carry out an inspection to ensure that all is as it should be with the property.</p>
<h5>Quarterly Inspections</h5>
<p>Thereafter, three monthly inspections (or as otherwise elected) will be carried out on your rental property until such time as the current tenant gives notice to vacate or the lease expires. </p>
<h5>Moving-Out</h5>
<p>When the tenants vacate we will conduct a detailed &#8216;Exit&#8217; inspection.<br />
This is a thorough detailed inspection to ensure the property has been left in good order.  If no damage is found, then we promptly return the bond to the Tenants.  In the unfortunate situation that damage to the property is found, we will impose a claim on the Tenants Bond.</p>
<h5>Periodic Inspections</h5>
<p>Our main priority is keeping your property performing at its best and maximising your investment.  We can conduct other periodic inspections at your request, and will perform a periodic inspection is we have any cause for concern and determine an inspection is warranted. </p>
