Why should I use a professional Property Manager?

Property Management isn’t for everyone but for those who want to have the security of an investment without having to deal with the ups and downs of tenancies then professional property management is for you! Remember that professional Property Management it is a tax deductible expense whilst your time is not.

 

How does using a professional Property Manager add value to me rather then cost money?

While the cost is usually the reason people choose not to use professional property management it may help to look at it as more an insurance on your time. We take on the headaches so you don’t have to. And we are the ones who get the calls on weekends and after hours so you don’t have to. In some circumstances it may be that we can increase rent slightly to offset the costs incurred by using a professional Property Manager

 

How often do you do inspections?

We believe that three months is the prime time between inspections – four times a year establishes a relationship with the tenant and allows us to be on top of all maintenance issues. Good relationships also tend to reduce / remove rent arrears. However we will do four or six monthly inspections if that is your preference

 

Do I get a say in choosing a tenant?

It is your property and we will also be open to you being involved to whatever extent you are comfortable with in the tenant screening process. We assure we have follow a strict tenant selection process and welcome you to be included in this if you so wish

 

How do you advertise and screen prospective tenants?

We are constantly assessing prospective tenants from the initial contact to how they conduct themselves at the inspection and any dealings after. References are always phoned and a credit check done where appropriate or if required by you. We also always check for Tenancy Tribunal orders against any prospective tenant. We advertise our properties onTrademe and promote our vacant properties to all phone and walk in enquiries. Following interest expressed in a property we act quickly to ensure a viewing and follow them up if they indicated an interest. An application is given at the time of viewing. Once returned we phone references and conduct credit check if needed and tenancy orders online.

 

How often would I expect to hear from you?

Ideally no news is good news! A monthly statement is sent out and a report sent out after every inspection. We are however always available to talk to on the phone or email and will always get back to as soon as possible to answer any query you may have

 

What is a tenant expected to pay to move in to a property?

Tenants must all pay one weeks rent in advance, four weeks bond and one week (+ GST) letting fee. We don’t negotiate on these as we believe a good tenant is able to find this money.

 

Do I need rental insurance if I have a professional Property Manager?

We always landlords to ensure they have landlord protection with their chosen house insurer, in addition it can be advisable to have the added protection of specific rental insurance only available through property managers.

 

Do you provide any service that doesn’t require signing a management contract?

Yes we do – we offer a Casual Letting fee which involves us advertising and finding you an appropriate tenant – screening and completing of all tenancy document and liasing with you regarding a suitable tenant. You would collect rent and once tenant is in the property that is we end our involvement

 

What do you do to keep occupancy rates high?

As soon as a tenant gives notice to vacate we aim to advise the owner and have this property advertised within two working days of notice being received. We require three weeks in writing either in person or email with no exceptions. You can be assured we will act quickly and do our best to get the property retenated as soon as possible
